11 Paugus Circle is a set-up seasonal camp inside Baxter Lake Recreation Area, a gated recreational community in Rochester with its own beach, boat launch, and docks on Baxter Lake. The Woodland Park unit holds a kitchen, a living area, 1 bedroom, and 1 full bath in 296 square feet, with propane forced-air heat, wall air conditioning, an on-demand water heater, and community water and sewer.

Outside, a covered deck runs along the unit under a metal canopy, with room for rocking chairs, a swing, and a table, and the gravel site beyond has space for grilling, a fire, and 2 parked cars. A storage shed holds the beach chairs, floats, and outdoor games. Spend the day swimming, kayaking, or boating from the community beach, then head back to the deck for dinner.

The community is seasonal, with water on from mid April to mid October, and the association's 2026 dues are $945. Whether you want weekend escapes, long summer stays, or a place to gather with family and friends, this is an affordable way into the lake lifestyle without the upkeep of a lakefront home.
